Getting Started
- There is no credit or income verification, no money required, no upfront fees, and bankruptcy is not a problem.
- Submit your deal opportunity for review and processing.
- If a review is for a Pre-foreclosure property or Underwriting request, our team will contact you with further details.
Funding
- All contracts and agreements are reviewed by our team.
- Title company, closing attorney, and escrow information is verified.
- Escrow instructions are confirmed with the title company or closing attorney.
- Funds are wired for your transaction to the title company or closing attorney assigned.
Underwriting Support
- Our team will generate a complete analysis including: max debt service supported by the NOI, top 3 offer calculations at the current cap rate with corresponding DSCR data, and seller financing comparison to traditional debt service.
- The analysis will require the following documents: Offering Memorandum and/or property Financial Analysis (i.e., rents & expenses reports).
Pre-foreclosure Strategy Planning
- Pre-foreclosure means the homeowner is behind on the mortgage, but the bank has not foreclosed yet.
- When facing foreclosure, there are options that can help you keep or sell your home.
- A foreclosure can drop a credit score by 100-160 points.
